BATAVIA, Ohio — The Batavia Township Zoning Commission will hold a public hearing next month on a request to rezone an 18-acre property on Mt. Holly Road, moving it from a multi-family residential district into the township’s newly created Coordinated Development District, according to a legal notice posted by the township.
The hearing, designated Case B-01-26Z-CDD, is set for 5:30 p.m. Thursday, Sept. 10, at the Batavia Township Community Center, 1535 Clough Pike. The commission will review and make a recommendation on the request before it advances to the township’s Board of Trustees.
The property under review is Parcel Identification Number 032019G024, an approximately 17.93-acre tract with an assigned address of 100 Mt. Holly Road. It is currently zoned “R-3” Multi-Family District. The application seeks to rezone it to “CDD” Coordinated Development District, according to the notice.
The Coordinated Development District is a relatively new addition to the township’s zoning code, created as Article 50 of the township’s zoning resolution. Township planning records show the district was developed after township voters petitioned in early 2025 to repeal Article 36, the zoning provision that had previously governed planned developments. That repeal left the township without a formal mechanism to review large or complex development proposals that don’t fit neatly into conventional zoning categories.
In response, township staff, the Zoning Commission and the Board of Trustees spent much of 2025 holding workshops to craft a replacement framework, according to township planning documents. The resulting Coordinated Development District is meant to guide development projects that, because of their size, complexity or mix of uses, require more coordinated planning than standard zoning districts allow, with an emphasis on aligning new development with infrastructure capacity and the township’s long-term planning goals. The Zoning Commission began formal consideration of the new district in January.
All interested parties are invited to attend and participate in the Sept. 10 hearing, the notice said. The rezoning application is available for public review at the Batavia Township Community Center between 8 a.m. and 4 p.m. on weekdays. Questions can be directed to Taylor Corbett, the township’s director of planning and zoning, at 513-732-3888 or [email protected].
The notice was signed by Zoning Commission Chair Ken Cowan on behalf of the commission.
Batavia Township is Clermont County’s third-largest township by population, with 27,660 residents as of the 2020 Census, and was the county’s fastest-growing township between 2010 and 2020, according to the township’s community profile.
