LOVELAND, Ohio — A veterinarian who lives in Loveland has purchased a vacant commercial property from the city’s economic development arm and plans to build a new animal hospital on the site, the city said.
The Community Improvement Corporation of Loveland, known as the CIC, has closed on the sale of 507 Loveland-Madeira Road to Dr. Ellen Warm, DVM, the city said in a Facebook post. The property is the former home of Donisi Mirror Co.

Warm will soon begin construction of the new animal hospital on the property, according to the city, which described the project as a valuable new service for Loveland residents and an addition to the local business community.
Warm has practiced veterinary medicine in the Mason and West Chester area since graduating from Ohio State University’s College of Veterinary Medicine in 1996, according to Warm Animal Hospital, the practice she founded in 2008 at 8120 E. Kemper Road in Cincinnati. She also holds a bachelor’s degree in biology from the University of Cincinnati and is a member of the American Veterinary Medical Association, the Ohio Veterinary Medical Association and the Cincinnati Veterinary Medical Association. Warm lives in Loveland with her husband, Phil, and their two children.
The Loveland-Madeira Road property was acquired by the city and transferred to the CIC in 2024 as the first step of an economic development project intended to transform a vacant site within the boundaries of the city’s Loveland-Madeira Road Revitalization project, according to city records. The CIC serves as Loveland’s economic development agency, working to advance the city’s industrial, economic, commercial and civic development, according to the city. The corporation is overseen by a seven-member committee that includes representatives of the Chamber of Commerce, City Council and the Board of Education, along with the mayor and three city staff members.
City officials said in the post that they are excited to see the property move forward and look forward to welcoming Warm’s new animal hospital to Loveland.
